Spixworth sits five miles north of Norwich, close to the B1150, and the neighbourhood plan records a village that grew in phases from around the 1930s onwards: Crostwick Lane, Ivy Road and Russell Avenue first, then Julian Road, Elvina Road and Sydney Road through the 1950s and 1960s, Cedar Avenue, Chestnut Avenue and Rosetta Road in the 1970s and 1980s, and Redwing Gardens, Fieldfare Close and Brambles Close in the 1990s and 2000s. Estate roofs of the same age reach the end of their life on much the same timetable, so a whole road can come due together. Older fabric survives too. The Grade I church of St Peter is flint with limestone and brick dressings under lead-covered shallow-pitched roofs, with a pantiled vestry added in the twentieth century. That whole range is what we work on, from flashings on a 1960s estate house to lead and pantile on much older walls.
The A1270 Broadland Northway opened in 2018 and dissects Spixworth, dividing the parish into two. The street names carry the old estate. Spixworth Hall was built in 1607 and demolished in 1952, and Longe Road and William Peck Road are named after the families who owned it. Its 200 acre park ran parallel to the present Buxton Road.
Detached houses dominate here: 52 per cent of the stock at the 2011 Census, against 39 per cent across Norfolk. A detached house gives more hips, valleys and separate roof planes to keep watertight than a terrace, and more exposed gutter.
