What We Install and Repair

We work on flat roofs over extensions, garages, outbuildings, and single-storey additions in and around Spixworth, serving homeowners across this part of Norfolk from our Norwich base. The systems we use are EPDM rubber membrane and reinforced felt - both modern materials that significantly outperform the traditional single-layer mineral felt still found on many older flat roofs.

EPDM is a bonded synthetic rubber membrane that flexes with temperature movement rather than cracking. Reinforced felt is a multi-layer bitumen system suitable where a full EPDM specification is not required.

A Flat Roof Has Failed - What Happens Next?

A leak through a flat roof is stressful, especially in the middle of wet weather. The gap between discovering a problem and getting a roofer on site can feel long. Knowing what you can do safely - and what you genuinely cannot - is useful information that most roofers do not take the time to give you.

The advice below applies whether you are waiting for us to carry out an emergency repair or simply waiting for a scheduled survey. The aim is to limit the damage without creating new problems or putting yourself at risk.

What You Can Do Safely

Contain the Water Inside

If water is coming through the ceiling, place bowls or buckets beneath the drip points. Do this early - a small drip that is ignored can become a larger flow once the ceiling board becomes saturated and the water finds a new path. Keep the containers emptied so they do not overflow.

If the ceiling is visibly bulging, it has likely collected a pocket of water above it. Carefully make a small hole at the lowest point of the bulge with a screwdriver and let the water drain into a bucket. This sounds counterintuitive, but it is far better than the weight of collected water bringing down a section of ceiling in one go. Do it slowly and be ready with towels on the floor.

Protect Your Belongings

Move furniture, electrical items, and anything of value away from the area beneath the leak before the water finds them. Cover what cannot be moved with plastic sheeting. Wet carpet and soft furnishings dry, but damaged electronics and warped wooden furniture often do not recover fully.

Check the Drain Outlet From the Ground

If you can see the flat roof drain outlet from ground level or from a first-floor window, check whether it is visibly blocked. A blocked outlet causes water to pool on the surface and increases the pressure on any weak point in the membrane. If you can reach the outlet safely from inside a hatch or a low-access point, clearing the debris by hand may reduce the immediate ingress.

Do not get onto the roof in wet conditions or on a surface you are not certain can take your weight safely. The risk of a fall is real, and a wet membrane is slippery.

Photograph the Leak and the Affected Area

Take photographs of the ceiling staining, any visible damage to the membrane if you can see it safely, and the drain outlet if accessible. Photographs taken immediately after a leak are genuinely useful for a roofer trying to diagnose the source of the water - sometimes the point at which water enters the building is not directly below where it comes through the ceiling, and early photos help trace the path.

What Not to Do Yourself

Do Not Walk on the Membrane

EPDM and felt membranes are not designed to be walked on without purpose-made walkway pads. Foot traffic concentrates load on small areas, can crack a felt roof that is already aged and brittle, and can lift bonded edges on an EPDM system. If the deck beneath is wet or weakened, there is also a risk of going through. Unless you are an experienced roofer who knows what you are walking on, stay off the roof surface.

Do Not Use Self-Adhesive Tape or DIY Sealant

Lap tape and roof sealant from a builders' merchant are frequently used as emergency fixes, and they almost always make the subsequent repair harder. Applied to a wet, dirty, or cold surface, they do not bond properly and can trap moisture beneath them. When a roofer then needs to repair the area properly, the adhesive residue must be removed before any permanent repair can be made. The better approach is to contain the water inside the building and let a roofer assess the source properly before touching the membrane.

Do Not Ignore Secondary Damage

Water that has been getting into a flat roof structure for weeks or months can saturate the roof deck - the plywood or OSB boarding beneath the membrane - without causing an obvious ceiling stain. A soft or springy feel underfoot when walking near the roof edge (from a terrace or a first-floor window access) indicates the deck may be wet. Deck damage that is caught early is cheaper to put right than a deck that has been wet for a full winter. If you suspect this, mention it when you call.

Do Not Put Off the Survey

A flat roof that is leaking will continue to deteriorate until it is repaired. Every week that passes allows more water into the deck and the structure beneath. A repair that might have cost a few hundred pounds can become a full replacement if the deck is allowed to saturate. The decision to get a proper survey done quickly nearly always saves money compared to waiting until a convenient moment.

What to Ask a Roofer For

When arranging a survey, ask any roofer to get onto the roof and inspect the membrane, the deck, the upstands, and the drainage outlet. Ask them to tell you what they found, why the roof has failed, what the repair or replacement involves, and what it will cost. A written specification lets you see exactly what work is being done and what materials are being used.

We cover Spixworth and the surrounding area from Norwich. Call us to arrange a flat roof survey - the earlier we can look at it, the more options you are likely to have.
