What a Roofing Warranty Actually Covers

A roofing warranty is a written promise that either the materials, the workmanship, or both will perform as expected for a defined period. The two types are distinct, and confusing them is one of the most common mistakes homeowners make when comparing quotes.

A manufacturer's materials warranty covers defects in the product itself — tiles cracking prematurely, felt delaminating, or a flat roof membrane failing before its rated lifespan. These warranties come from the manufacturer, not your roofer, and they typically run from 10 to 30 years depending on the product.

A workmanship guarantee covers the quality of the installation. If your roof leaks two years after fitting because a ridge was poorly bedded or flashing was incorrectly dressed around a chimney, that falls under workmanship — and it's your roofer's responsibility. Reputable contractors in Norwich offer workmanship guarantees of between 5 and 20 years.

Materials Warranties vs Workmanship Guarantees

These two documents work alongside each other but are issued separately. When we fit a new roof, we provide our own workmanship guarantee and register the relevant manufacturer's warranty on your behalf — some manufacturers require contractor registration or the warranty becomes void.

Pay close attention to what a materials warranty actually promises. Most cover the cost of replacement materials only, not the labour to remove and reinstall a failing roof. If a tile system fails at year 12 of a 15-year warranty, the materials may be replaced free of charge, but you could still be paying for several days of labour.

Some premium systems — particularly in flat roofing — offer fully insured, insurance-backed guarantees that cover both materials and labour. These are more expensive upfront but give far stronger protection. For flat roofing in particular, where membrane failures can cause significant internal water damage, that added cover is often worth the investment.

Why Insurance-Backed Guarantees Matter in Norfolk

An insurance-backed guarantee (IBG) is underwritten by an independent insurer, which means it remains valid even if the roofing company ceases trading. This is not a small detail. Building companies, including roofing firms, do close — and a guarantee written on a company's own headed paper is worthless if that company no longer exists.

In Norwich and across Norfolk, we work on everything from Victorian terraced houses near the city centre to exposed rural properties in villages like Wymondham and Attleborough. Norfolk's weather is more demanding than many homeowners expect — the county sits directly in the path of North Sea winds, and easterly gales in winter put roofs under real sustained stress. A strong guarantee from a contractor who'll still be trading in a decade matters here.

When requesting quotes, ask directly: is your workmanship guarantee insurance-backed? Any reputable contractor should be able to answer that question immediately. The National Federation of Roofing Contractors (NFRC) provides accreditation to contractors who meet professional standards, and many NFRC members offer recognised IBG products.

What Can Invalidate Your Warranty

Warranties and guarantees can be voided by several common situations that homeowners don't always anticipate.

  • Unauthorised repairs: If another contractor carries out work on your roof during the guarantee period without the original installer's knowledge, most guarantees are invalidated. Always contact the original roofer first.
  • Storm damage: Most workmanship guarantees exclude damage caused by exceptional weather events. This is standard practice — it's what your home insurance is for.
  • Structural movement: If subsidence or structural issues in the property cause the roof to fail, this is typically outside the scope of a roofing guarantee.
  • Lack of maintenance: Blocked gutters, uncleared debris, or ignored minor damage can void a guarantee if the resulting deterioration is found to have been preventable. Regular inspection is important.

For specialist work such as lead work on chimney stacks or valley gutters, ask for specific details about how that element is guaranteed — it's often covered separately from the main roof guarantee.

Questions to Ask Before You Sign

Before agreeing to any roofing contract, get clear written answers to the following:

  • How long is the workmanship guarantee, and is it insurance-backed?
  • Which manufacturer's warranty applies to the materials being used, and will you register it in my name?
  • What does the materials warranty cover — products only, or labour as well?
  • Who do I contact if an issue arises — you directly, or an insurer?

Reputable roofers will have straightforward answers to all of these. Vague responses or reluctance to put guarantees in writing are warning signs worth taking seriously.
