Norwich Roofers installs new roofs for homeowners and commercial properties in Aylsham, specifying the right materials from the outset so the job is done properly the first time.
This is the question most homeowners in Aylsham sit with for months, sometimes years. A repair here and there can keep a roof serviceable, but there comes a point where further patching costs more than it saves and leaves the structure underneath at risk. Knowing the difference between a roof that needs a repair and one that genuinely needs replacing is the most useful thing we can help you with.
The most obvious signal is water getting inside. Damp patches on ceilings or walls below roof level, or brown tide marks that reappear after you dry them out, point to a roof that is no longer doing its job. But by the time water reaches your ceiling, the leak has usually been travelling for a while.
Look for these signs before things get that far:
Flat roofs on extensions and outbuildings have their own failure patterns. Ponding water that does not drain within 48 hours of rain puts sustained pressure on joins and seams. Blistering on a felt surface means moisture has got beneath the membrane and is turning to vapour in warmer weather, pushing the felt up. Once blisters form, the membrane has been compromised.
Cracking around upstands and edges is another common problem. Felt becomes brittle as it ages, and the movement caused by temperature change opens splits at the points where the membrane meets a wall or parapet. These splits are small but they admit water consistently. By the time you notice a stain inside, the timber deck beneath may already be soft.
Age is the obvious factor. A plain clay tile roof laid on modern breathable underlay can last 60 years or more if the timbers are sound. Concrete interlocking tiles from the 1970s and 80s often start causing problems at 30 to 40 years as the fixings corrode and the tiles become porous. Old-style felt flat roofs have a realistic life of 15 to 25 years depending on specification and how well the drainage was designed.
Poor original installation shortens every one of those lifespans. Underlay laid without adequate overlap, flashings bedded in mortar without a proper lead dress, or inadequate falls on a flat roof all accelerate deterioration. A new roof fitted correctly uses the right underlays, correct nail lengths and patterns, proper lead or alternatives at all penetrations, and adequate ventilation to prevent condensation building up in the roof space.
Blocked or defective guttering also does damage that gets blamed on the roof itself. Water overflowing behind a fascia soaks the rafter feet and wall plate over time. Before any new roof is specified, the guttering and drainage should be checked as part of the same job.
A useful rule of thumb: if the cost of repair work over the next two or three years would total more than a third of the cost of a new roof, replacement is almost always the better financial decision. You also get the benefit of new underlay, correctly dressed flashings, and the knowledge that every component is at the start of its life rather than somewhere uncertain in the middle of it.
If a roofer recommends replacement, ask them to explain specifically what they found and why repair is not adequate. A credible answer will reference the condition of the underlay, the fixings, the deck or the timbers, not just the surface covering.
We install new pitched roofs using clay and concrete tiles and natural or fibre-cement slates, matched to the existing property or specified fresh for extensions and new builds. For flat roofs on extensions and outbuildings we use torch-on felt systems and EPDM rubber membranes.
Every new roof installation includes assessment and replacement of any damaged timbers, correctly specified underlay, lead or code-equivalent flashings at all junctions, and guttering reinstated to the correct falls. Rooflights and skylights can be incorporated at the installation stage, which is always the neatest and most weathertight way to add them.
Before you commit to any contractor, ask these questions:
Any contractor who cannot answer these clearly is worth avoiding, regardless of price.
If you have seen any of the warning signs described above, the right next step is a proper inspection, not a guess from street level. Call Norwich Roofers to arrange a roof survey so you know exactly what you are dealing with before spending a penny on materials or labour.
