When a chimney stack starts to fail

A chimney stack sits exposed at the highest point of your roof, taking the full force of every season. Over time, that exposure takes a toll - but the signs of a failing stack are not always dramatic. Knowing what to look for early can save you from a much larger repair bill later.

The most telling sign is mortar dropping out from between the bricks. This is called spalling or joint erosion, and it happens when water gets into hairline cracks, freezes, expands and forces the mortar apart. Once the joints start to open, rain can track down into the stack itself and into the chimney breast inside the house. A damp patch on a chimney breast wall or ceiling, with no obvious roof leak nearby, often points back to the stack.

What causes chimney stacks to deteriorate

The mortar used in chimney stacks is a relatively soft material by design - it needs to flex slightly as the stack heats and cools with use. But that same softness makes it vulnerable to frost and to acid rain, which has become increasingly damaging over the decades. A stack that was pointed or rebuilt many years ago with an overly hard, cement-rich mix can actually suffer worse, because the brick faces spall away when the mortar has no give.

A common problem with older stacks is that the flaunching - the sloped mortar bed that holds the chimney pots in place - cracks and lets water pool around the base of the pots rather than running off. A pot that rocks or leans slightly is a reliable sign that the flaunching has failed. Left long enough, a pot can topple, which is both a safety hazard and a cause of significant damage to the roof covering below.

Stacks on gable-end chimneys or those that project well above the ridge line are particularly exposed, because they catch more wind and have less shelter from the main roof. Ivy and other climbing plants can accelerate deterioration rapidly - the roots work into joints and widen cracks that would otherwise stay stable for years longer.

The difference between repointing and a full rebuild

Not every damaged stack needs to be rebuilt from scratch. If the brickwork itself is sound and only the pointing has eroded, raking out and repointing the joints may be enough. A good roofer will check the individual bricks for signs of face spalling, and the internal structure of the stack for any sign that the core has been affected by water ingress or movement.

A rebuild becomes necessary when bricks are loose, when the stack has moved or leaned, or when water has compromised several courses of brickwork. In those cases, attempting to repoint over the problem only papers over it - the water will continue to find its way in.

When we carry out a chimney rebuild in Loddon, we take the stack down to the last sound course, then rebuild it upward using brick that matches the existing as closely as possible. A well-matched rebuild should be difficult to spot from street level once the mortar has weathered in. We then re-lay the flaunching and refit or replace the chimney pots as required.

What scaffold is needed and why

Chimney work cannot be done safely from a ladder alone. All our chimney rebuilds are carried out from a proper scaffold platform erected around the stack. This allows the work to be done without rushing, gives the bricklaying time to be done neatly, and means nothing gets dropped onto the roof tiles below. The scaffold goes up before we survey the stack in detail, so we can give you an accurate picture of what is needed once we can see the condition of the work close up.

We serve Loddon and the villages nearby, including work across the broader area around Norwich.

Chimney caps, cowls and what happens to flue liners

If a chimney is no longer in use, capping it properly is more important than many people realise. An open, unused flue draws in cold air and moisture, and can allow birds or jackdaws to nest inside - which then blocks the flue and creates a fire risk if the fireplace is ever used again. A simple capped cowl allows the flue to ventilate while keeping water and wildlife out.

For chimneys that are actively used with a wood-burning stove or open fire, the condition of the flue liner matters as much as the external brickwork. We do not carry out CCTV flue surveys ourselves, but we can advise on what to look for and who to speak to if you need a liner inspection before or after a rebuild.

What a chimney rebuild typically costs

A straightforward chimney rebuild in Norfolk - taking a stack down to a sound course and rebuilding four to six courses with matching brick, new flaunching and refitted pots - typically costs in the range of £1,200 to £2,500, depending on the size of the stack, the number of pots, the height of the scaffold required and how closely the existing brick can be matched. More complex stacks, or those requiring a full pot replacement or extensive scaffold on a difficult roof, will cost more. These are realistic current UK figures and not a fixed quotation; every stack is different.

If a competitor's quote seems unusually low, it is worth asking whether they plan to work from a scaffold platform or from a ladder. Ladder-only chimney work is difficult to do properly and carries real risk for the operatives and your roof.

What to ask before you book

  • Will the work be carried out from a properly erected scaffold platform?
  • How closely can they match the existing brick, and can they show you examples?
  • What does the quote include - brick, mortar, flaunching, pots and scaffold?
  • Will they photograph the stack before and after the work?
  • Does the quote cover any additional courses that turn out to be unsound once the stack is opened up?

If you have noticed any of the warning signs described above - eroding mortar, a rocking or leaning pot, damp patches on a chimney breast wall, or brick fragments on the roof or in the guttering - call us to arrange a chimney survey in Loddon. We will inspect the stack from scaffold level and give you a clear account of what is needed before any work begins.
